San Marcos is an up and coming North County city home to Cal State San Marcos, golf courses, and many wonderful communities. In San Marcos you will find North County’s furniture row and restaurant row. San Marcos has had a strong new culture of education. The bar has been risen and scores have been consistently improving. The San Marcos district is now a sought after amenity. Lake San Marcos is a community that has also is getting a new face. Living on a golf course and being able to float on a lake this close to the beach is pretty much unheard of in Southern California. The community that was targeting 55+ age group has become a more diverse community of ages and interests. The Twin Oaks Golf Course is the newer course in the city that can make you feel like you are not in a city at all. San Marcos communities are in two zip codes and divided by the 78 Freeway.
San Marcos Real Estate in 92078 is on the south side of the 78 Freeway. This includes communities of San Elijo Hills, Lake San Marcos, Coronando Hills, Old Creek Ranch, and Discovery Hills. There are many newer communities and homes to choose from in this area. Luxury homes in San Marcos can have panoramic ocean views and city views all the way to Mexico. Luxury Homes in San Marcos include the larger tracts in communities or custom homes with acreage. San Elijo Hills is a large new master planned community with a high scoring elementary and middle school right in the center of it. San Elijo Hills condos can be affordable for entry level buyers and San Elijo Hills homes can range all the way up into the millions with top of the world locations. The community has parks and trails, events for holidays, shopping and eateries. Lake San Marcos is an older community that is re-surging. Based around a lake with a golf courses running through it this community offers a relaxing atmosphere that is unique to the area. The community catered to the 55+ age group and was formerly Quail Ridge and now is much more diverse in the age of the population, but still has a couple of age restricted building. From a college kid to a young family to assisted living San Marcos has a home for everyone. The homes in 92078 will generally be zoned for newly rebuilt San Marcos High School. Restaurant row, lots of well known stores for shopping, and Cal State San Marcos are found on this side of town.
The north side of the 78 freeway brings us the 92069 properties. There are less larger communities in this zip code. There is much more property diversity. You can find communities with 1 acre minimum lot sizes, horse properties, golf communities, and bedroom communities and modest homes from the 1970’s. The prices on this side of San Marcos are more modest. Santa Fe Hills and Rancho Santalina are larger communities on the west side that are newer homes priced right near the city median. Sunshine Mountain is also on the west side with large custom view homes. Dove Glen, Twin Oaks Valley, Vinyard Hills and Valley Knolls are a few communities that are around the Twin Oaks Golf Course in the middle of this Zip. On the east end of 92069 you will find lots of communities with no HOA and no Mello roos. Kids on this side of San Marcos generally attend Mission Hills High School. Palomar College, furniture row, and more mom and pop shops will be found on this side of San Marcos.
